Themes do not contain the images that we use on our previews because those images are copyrighted and theme authors can't re-distribute them to their clients.
We actually wrote about this on our item page:
The sample images viewed in the live preview are for demo purposes only and are not included with your purchase.
This is not only our policy but this is not allowed by Envato and all the theme authors use sample images on demo contents so users will have it easier to change with their images and content.
It seems that this is a custom-made website based on client requests. But I think that a lot of areas that you see there can be achieved with Aurum and for some style customizations you need to add your CSS codes in the Custom CSS area.
