The demo content is included in the download files, you can find it on: extra/demo-content folder.
Then go to WordPress admin, Tools > Import , then select the WordPress (last option) to import the demo content, it may require to install that plugin which is easy then you can continue to the Import WordPress content page again, and select the file in the folder of demo-content.
Also check the box that says “Download all attachments”, then proceed with the import content.
This is all you have to do. If you have any question feel free to ask.
That is because you have downloaded only the installable files, to get all the files head to Downloads tab in ThemeForest and select All files & documentation, this way you will get all the files of the theme and the extras folder too

I know you've already answered this question but I cannot seem to find the folder in wich is supposed to be the demo-content.
I don't have any "extra" folder, nor any demo-content xml file.
Is that normal ?
Does it have another name ?

Thank you for your answer but my problem is precisely that I DO NOT have this folder "extra" on my downloaded files...
I understood the procedure but I can't find the content...
